Conveyancing is the legal work involved in the sale and purchase of Real Estate. Licensed Conveyancers are not limited to residential property and our expertise extends to commercial property. Conveyancing is also the legal work involved with the sale and purchase of businesses and the leasing of premises whether residential, retail or commercial. It is also the mortgaging and refinancing of loans secured by your property.

We provide you with a full and thorough explanation of your contract or documents before you sign them. With our vast experience in mortgage work, we are able to provide you with a detailed, plain english explanation of your loan security documents. We can also prepare security documents for those private mortgage transactions.

Conveyancing is the buying and selling of real estate. This may be your own home or an investment property to start or add to your investment portfolio. Buying a home is often the largest and most important investment you will make during your lifetime. We have the skills and experience to ensure that your sale and or purchase runs efficiently and swiftly, reducing the stresses often associated with buying and selling a property. There are many reasons why the conveyancing transaction may be delayed or run into a snag but by following your initial instructions and drawing on our many years experience, we avoid or minimize such delays, without jeopardising your position.

We are happy for you to be as involved in transaction as you wish to be or alternatively, you may wish to stand back and let us run totally with your matter. This is your choice and we will adapt, without compromise, to your requests.

If you are proposing to sell your property, contact us early. Legislation now prohibits a Real Estate Agent from marketing your property without a complete Contract for Sale. The legislation also details what are the prescribed documents that must be included in your Contract for Sale. We will promptly obtain those documents and have your Contract to your Real Estate Agent as soon as possible. We believe that every day your agent does not have your Contract, he is marketing someone else’s property instead of yours.

If you are considering purchasing a property, again, contact us early in the transaction. We are happy to peruse a proposed Contract prior to you signing or exchanging the Contract to make sure that from initial investigations, all appears in order to proceed with the next step. We do not charge anything extra for this service as we wish to see you purchase the right property.

There are two ways in which Contracts for Sale may be exchanged. One way is with a “cooling off period.” Under this option, you pay a deposit of 0.25% and the Contracts are exchanged with a cooling off period of five days. During this time we arrange on your behalf, pest and building and/or strata inspections and you finalise your loan approvals. If you change your mind about proceeding, you may rescind the Contract and forfeit the 0.25% deposit. The other way to exchange your Contract for Sale is with a Section 66W Certificate and payment of the 10% deposit. This certificate states that your Conveyancer has fully explained to you that upon exchange, your contract is unconditional and should you not complete the purchase, you will forfeit the 10% deposit and may be sued for damages by the vendor.
